It is an enormously satisfying job, but it also requires painstaking attention to detail to make sure that you can rely on all the information we offer, right down to the smallest item. History
Arabian Vacation Homes, was founded by David Edwards and Mark Towers. From the start we were determined to build a reputation for offering only the very best properties. Starting with just a handful of properties in the first year, the company has grown to the point where we now manage properties throughout Dubai and soon the Middle East. The company is growing and everyone involved holds true to a combination of property management and or hospitality background and we are committed to professionalism to ensure our and your success.

Letting Your Property
Look before you sign and avoid holiday home heartbreak
Owning a home in your favorite holiday destination is a great way to kill two birds with one stone. You can make a profit and be guaranteed you have somewhere pleasant to stay whenever you need it. However, letting and managing a property from hundreds, possibly thousands of miles away across different time zones is not easy. With foreign laws, languages and other issues like accounting and property management problems, you need to find someone you can trust whom you can hand over the keys to your investment.

Standard of Accommodation
The essential ingredient in achieving that high level of return is to provide a high standard of accommodation, whatever the age of the property. Good quality furnishings are a must. It is a false economy to buy items which look attractive but whose life span is limited. You will also find that a well presented property will be better appreciated and respected by your guests. As ever, it is attention to detail that makes the difference. Carefully co-ordinated colour schemes, good quality furniture, pictures, ornaments, plants all help to create that 'home-awayfrom- home' feeling that our guests are seeking. Remember, it is essential that all properties have a good supply of towels, pool towels and bed linen. Guests need more than one towel per person. Should you need any advice or help in furnishing your property, we have a home furnishing department which can do this for you.

Hospitality Guest Management
People and Holidays
Every point of contact is important from the first enquiry to the arrival at the property. A warm welcome is crucial; the personal touches make the difference between a satisfied customer and a delighted one.
Once your guest is here, our aim is to make each guest’s stay a 5 star experience, by covering all bases. We have employed trained and experienced staff with many years of experience within the Hospitality industry.
All guests’ visiting our managed properties are welcomed with a complimentary welcome pack.
All fully managed rental homes are cleaned prior to guest arrival, upon guest departure, a mid-stay clean and linen service, all of which are complimentary.
Client Loyalty
Once a client has booked a holiday with us for the first time, we must ensure that we keep their loyalty. That trust is not easily earned, it is gradually built up by sending them home after each visit, not just satisfied, but delighted. It does require a little extra investment and effort, but it pays dividends in the long term since more than half our bookings are from previous clients.
Reservations & Booking Services
All our properties are available on our website which has links to search engines such as Google, Yahoo and holiday property-related portals. Our website and links alone brings over 13 million visitors a year. We do not rely on just our web advertising. We have regular features in both the local and overseas press. But more importantly we are the only vacation rental company in Dubai that works with top travel partners such as Arabian Explorers, Kuoni Travel Services, Alpha Tours, Dream Ticket (UK) and Chase Travel, to name just a few and with whom we have negotiated favorable commission rates. Our reservations team, using bespoke vacation software are able to respond to all rental enquiries and keep booking calendars up to date at all times. All reservations are secured by taking advance booking deposits by credit cards to guarantee the reservation. Owners are informed about each confirmed booking by email.
Meet Greet and Guest Departure
Key management is so important. Guests arrive and depart from Dubai at all hours of the day and night which may cause issues with the key hand over (meet and greet) or guest departure, if it is at an awkward time. For example your guest has a 4 am outward flight - he will not wait around for you to collect the keys, if you’re late he could end up taking your keys with him or simply leave them in your unlocked property. As part of our management service all guests are met by us day or night for key hand over and all keys, parking passes, etc. are accounted for. If there are any missing or lost keys we arrange for the locks to be changed the same day, with the charges being met by the guest.

Managed Housekeeping Services
Clean crisp bedding, bath & pool towels and bath robes, all help to create that ‘home-away-from-home’ feeling that our guests are seeking. Most guests ask for extra bedding or towels, and will expect these to be changed once or twice during their stay. We have a large ready supply of fresh management linen.
We believe in keeping life simple and making sure that owners and guests of our fully managed properties benefit in this key area.
All bed linen, bath towels, pool towels and bath robes are supplied by us and are replaced and laundered free of charge.
Owners are required to pay only 50% towards the cost of these items, to furnish their home.
Managed properties benefit from the following free services

Cleaned in between guest occupancies
Free linen laundry services
Free toiletries, cleaning powders and liquids
Crockery
There is nothing worse than miss matched crockery, damaged or chipped plates or glasses that have simply not been replaced. Again our property management owners and guests benefit in this key area. The kitchenware is supplied by us and upon guest departure our housekeeping team check and replace all damaged kitchenware i.e. plates, cups, glasses free of charge. These items are standard styles.
Owners are required to pay only 25% towards the cost of these items, to furnish their home.
Owner’s use of the Property
Many property owners often visit and stay in their vacation home once or twice a year and benefit from our housekeeping and linen services.

Vacation Property Management
Most property owners think property management is an easy job but we assure you it is not. We have the expertise and experience of managing a portfolio of Short Term Vacation Homes and therefore we can offer you a professional, hassle-free management service and will deal with all the issues on your behalf, which will save you having to deal with the issues from many miles away.
We handle a variety of property styles, from studio apartments to seven bedroom luxury residences as well as all the styles in between. We know exactly what needs to be done to successfully manage your property: agreeing the terms and length of tenancy; dealing with complex legal issues when large multi-national companies wish to rent your property; to make sure your property is well cared for and safeguarded against the unexpected.
Our management department deals with calls all day long from paying guests with all types of issues, which 9 times out of 10 are very simple things:
- TV not working
- Cannot turn the AC up or down
- Cannot connect to the internet (or wireless)
All these calls need to be dealt with no matter how small the issue, therefore we are available to our guests 24 hours a day to take care of their needs and take care of your property.
