Check in and Check out
Please ensure that you present your agreement together with your passport.
Check in time is at 3.00pm
Check out time is at 10.00am.
Early arrival and departure each incurs an additional one night charge.
Extra Services
Should you require a provision of additional food and amenities upon your arrival and / or additional housekeeping services during your stay, these can be ordered through our web link. Payment
Payment for accommodation and extra services can be made through a valid credit card, cheque, bank or telegraphic transfer. Full payment is required, in advance, no less than 30 days prior to arrival.
If you have chosen to use an American Express credit card, you are required to complete an additional authorization form which must be sent to us, click here for details

Reservation Deposit
Your deposit reserves the period of time you require, and we are not able hold a booking until we have received this payment. Your deposit is non-refundable, should you later cancel your reservation and / or fail to settle all balances no less than 30 days prior to your arrival. Please refer to payment schedule link above for further information.
Refundable Bond
A refundable security bond is required of $700 ($1400 for monthly and villa rentals). In case of any breakages, loss or damage to items in the property which you are staying in. Payment must be supported by a valid credit card. Other payment methods will be twice the above mentioned rates. Your bond is refunded to you, less any deductions to cover costs of repair and / or replacement, 28 days after your date of departure. Significant damages may delay the balance payment due to you.
Key and Access Card Returns
Keys and passes not returned to the pre agreed location, will incur a replacement charge of $140 for each key and pass issued. Charges will be deducted from the security bond.
Agency Fees
For bookings which exceed 30 days a 5% agency fee will be applied.
Cancellation
Should you need to cancel your stay, notification must be received in writing. Cancellation will become effective upon receipt of this written notification.
Cancellations are subject to a charge as detailed below:
Cancellation of a booking 30 days or more prior to date of arrival – 30%
Cancellation of a booking 30 days or less prior to date of arrival – 100%
Cancellations for reasons beyond your control should be covered by your travel insurance policy. Please note that financial reasons or simply “no longer wishing to travel” are not included. Claims must be made directly to the insurance company concerned.
The Rental Occupancy
Any unauthorized occupancy by people not listed on this booking form will be subject to loss of the rights to reside in the property and immediate termination of rental agreement.
Maximum occupancy is stated for each property, plus 2 very young children sleeping in cots.
Under no circumstances will animals be allowed.
NO smoking is permitted inside the rental property

The Basis of Rental
Properties are offered for short-term rental through the company and are provided on a self catering basis. Housekeeping services and food packs can be booked at an extra charge.
Travel Insurance
Travel insurance is vital for you and your party. Please ensure that you have cover in place and it is adequate for your needs (including your guests).
Limitation of Liability
We cannot be held responsible for lost property, injuries or theft arising from your stay.
The property will be cleaned prior to your arrival and after you have departed. Please look after the property during your stay and leave it in an orderly state, as it is our holiday home and we would also like all subsequent guests to enjoy and appreciate our property as much as we hope you will. Properties which are not left in a clean and tidy condition will be subject to a charge of one and a half times the cleaning rate applied to your property.
If you have any problems, please let our management agent help you (contact details are provided upon arrival and in the rental property). We are here to help and ensure that you enjoy your stay, and benefit from the amenities provided with you vacation rental.
We do not accept any responsibility or liability for any equipment failure and / or services in the home, however it may have occurred. In the event of a problem, the guest should inform our Management Agent who will endeavor to do everything possible to rectify the problem.
We do not accept any responsibility for third party booking companies, any issues and inaccurate information.
We cannot accept any responsibility for guests’ property while they are in the vacation rental. Furthermore accept any responsibility for lost or misplaced personal property, which guests may have left in the vacation rental. However, if notified in good time we will do our best to locate lost / misplaced property and return to the guest. The guest will be liable for any costs incurred in returning property.
We will not take responsibility for any complaints relating to construction works, or holidays that causes the associated disruption and noise distraction or caused by some visual views, nor will we re-locate guests from one property to another property.
Whilst we always endeavor to avoid changes and cancellations, we reserve the right to do so. If we have to make a significant change, we will inform you as soon as possible.
All dollar ($) prices listed are approximate and are subject to change dependent on prevailing exchange rates. UAE prices shown are fixed for 2008.
Children should be under adult supervision at all times in the pool area.
Diving is not allowed in the pool.
This agreement and all matters arising out of it are governed by UAE law. Any disputes arising with your holiday will be dealt with by the courts of the UAE.
